Tips on Writing a Property Description
The MLS has a character limit for property descriptions so you can’t write a novel about your property (nor will buyers have the patience to read one).
The property description is your chance to emphasize the best aspects of both your property and the surrounding area, whether you have access to quality schools or are within walking distance to parks and shopping.
It’s best to point out the most desirable features of your property that the buyer might not know from just looking at the photos. The property description is your chance to mention things like the mahogany wood flooring, gourmet kitchen, spacious yard, or a water view.
Be sure to include upgrades. Improved properties are always attractive to buyers. A new roof, windows, or furnace should also be mentioned in your property description. A homeowner who has taken the time to replace, repair, or improve is a homeowner who has most likely maintained the home which is comforting to buyers.
Don’t forget to highlight neighborhood features such as nearby walking trails or local attractions. A great location is especially important to share when your property is modest or needs some work. If your interior is fairly dated, play up that peaceful park at the end of your block instead.

Help Buyers Use Their Imagination
Your property description should set expectations for a buyer by creating visuals in their mind that spark emotion. Insert strategic adjectives into your property description that can influence a buyer’s first impression of your property before they ever set foot on it.
Property Description Example:
“Picture yourself living on a premium lot in a gated community. This home is truly made for both entertaining and everyday living, with plenty of space and fabulous views. Enjoy an open floor plan, high ceilings, and a chef’s kitchen with stainless steel appliances, plenty of cabinets, and a roomy pantry.
The heart of this home, the kitchen with adjoining dining and family rooms — making it ideal for family gatherings. Walk outside to your backyard oasis, an east-facing paradise with a stretched patio, and beautiful lake views. This property is immaculate, well-cared for, and ready for new owners. Welcome home!”
The first sentence of the property description invites buyers to imagine themselves living in a gated community. It then reels them in by capturing the property’s most appealing features through carefully selected descriptions.
Note that the property description skips dry facts like square footage and the number of bedrooms. While this information is useful, it doesn’t conjure up vivid images that bring the property to life. Plus, this information is already part of the listing and doesn’t need to be included in the property description.
