Listing Photos Changes

PLEASE READ THE FOLLOWING INSTRUCTIONS CAREFULLY
THERE ARE NO REFUNDS ON PHOTO CHANGES

If you want the photos in a specific order on the MLS, you must “rename” each photo file by number in the order you want them to appear: 1.jpg, 2.jpg, 3.jpg or 1Front.jpg, 2Kitchen.jpg, 3LivingRoom.jpg

When we download the photos you submit to us, they are automatically saved by numerical then alphabetical order of the photo file name. That is the order they will be uploaded to the MLS.

All photos must be JPG or JPEG file which means the file must end in .jpg or .jpeg. The MLS does not accept photos in any other format.

RULES /GUIDELINES

  • A photo of the front exterior must be the main photo. The MLS requires at least the main photo be added at the time the property is listed on the MLS.
  • Photos should be a minimum size of 640 x 480 pixels.
  • Do not use any symbols (#, &, etc.) as part of the file name of the photos.
  • No real estate signs or any other signs are permitted in any photos.
  • The MLS does not allow the following editing to photos:  adding words or phrases, frames, personal/company watermarks, any other photo effects.
  • No documents to be used as photos. Documents can only be added to the MLS as attached Documents.
  • No photos, virtual tours, or any electronic media may be reused from any other agents’ previous listings unless written permission has been granted from the prior listing agent/broker.
  • Drone photos are not permitted on the MLS unless the taker of the photos holds a valid Remote Pilot in Command Certification and otherwise complies in full with all other provisions of 14 CFR 107 and such other state and local laws, rules and regulations as may be applicable.
  • Photographic alteration, retouching, or virtual staging, is only permissible to make the following modifications to photos:  removal of objects (parked car, furniture, clutter, etc.), adding furniture to an empty room, enhancing weather conditions, lightening or darkening interior rooms to correct photographic exposure, blurring or obscuring private, proprietary, sensitive or confidential information of the seller or resident (for example, faces appearing in photos, license plate numbers, etc.), blurring or obscuring trademarks or brand names (decor, furniture, or other personal property).
  • Panoramic photos tend to be distorted by the MLS and should be avoided.
  • Photos should be horizontal (landscape). The MLS system will try to make all photos the same size which may result in Vertical (portrait) photos being cropped or rotated in a horizontal (landscape) position.
