I'm here to try to change that with this Review. My family and I have sold 2 homes by Owner in the past, thinking that this was way to overcome the large commissions owed both Buying & Selling Realtor Agents. That was accomplished by FSBO, but at the expense of zero exposure on the MLS and the need to contract with a Real Estate Lawyer to make sure I had dotted every "i" and crossed every "t" on all the documents, so I could still sleep at night. Enter Melissa, with Modern Way Realty, a Flat Fee Realty Service. For roughly a thousand bucks, one can enjoy this minimal Sellers Commission (fee), AND exposure on the Michigan MLS, AND Melissa's legal expertise in lieu of hiring an expensive Real Estate Lawyer. The Buyer's Realtor Commission is negotiable as to how much you are willing to assist your buyers with. Your call. The efforts required from you the Owner, are generating 40 pictures, penning a short descriptive paragraph and filling out Disclosure forms, etc. For this little bit of "work," we were able to save close to $11k on a roughly $300,000 sale. Not too shabby for a couple hours ... "work". Once the listing was turned on and the sign was in the front yard, within 2 days, we had 5 written offers! All ABOVE asking price! Showings were easy. Melissa handled all this too. All coordinated through a slick little APP called Showing Time. Within 5 days of listing the home we were at the Pending Status. All this was GREAT stuff but the best part of the whole equation was Melissa. She was always available to answer any questions that we had. I know I had asked the same one more than once at one point and never was she impatient, unkind or in a hurry. She was always quick to reply by text, email or by phone whatever way we chose. And her understanding of the Real Estate world was pretty amazing. She steered us to a much better offer when we thought we were entertaining the best one initially. All the Title Company scheduling was also handled for us. Only needed to chose a location and show up on the appointed time. Easy peasy. This experience with Modern Way Realty has been by far the BEST Realty experience we have ever had. Wrong.!! if You don't work in the Real estate business there is a Lot more to it than you would expect.
