What is the MLS?

The MLS or Multiple Listing Service is a huge database used by real estate agents to share their listings with each other. Sellers can’t post their home directly to the MLS themselves, because access to this database is limited to licensed agents and brokers who pay regular dues for membership.

The MLS feeds data directly to hundreds of websites nationally including Realtor.com, Zillow and Trulia as well as local Realtor websites like RE/MAX, Century 21 and Keller Williams. Being listed on the MLS exposes a property for sale to thousands of potential buyers everyday.

No other form of marketing or advertising can give a property for sale more exposure than being listed on the MLS.

HOW DOES THE MLS BENEFIT THE SELLER?
How can a seller get access to the largest number of buyers? By placing a sign in the yard and an ad on Zillow? OR by putting their property information into a database that is accessed by ALL the licensed agents and brokers in the area?

Statistics show that properties listed on the MLS sell faster and for more money than For Sale by Owner properties.

Real estate agents in Michigan typically charge sellers 6% commission to list a property on the MLS (3% goes to the listing agent – 3% goes to the buyer’s agent). Most listing agents will do little more more to market or advertise your property for sale than list it on the MLS.
