We offer our Buyer Rebate to compensate buyers that are willing to do the work of finding a property on their own. Once you find the property you want to purchase, we take over from there and guide you through the rest of the process all the way through to the closing.
It will be up to you to contact the listing agent or seller if it’s a For Sale by Owner to make arrangements to view the property. If you are searching for properties on Zillow or Realtor.com, the contact info for the listing agent or seller is available on the listing.
Some listing agents may be reluctant to show you a property if you are already working with an agent. The listing agent works for the seller. They typically don’t show homes to buyers unless the buyer is going to also be their client. That way they can collect the full commission without splitting it with a buyer’s agent.
Here are some tips to get in to see homes:
- Look for open houses. They are a good option to get into see homes without your agent accompanying you.
- Tell the Listing Agent your agent is out of town and not available to show you the property but you are pre-approved, love the property, and ready to make an offer.
- Offer to pay the Listing Agent cash ($25-$50) for their time to show you the property. This is a relatively small amount compared to the rebate you’ll be receiving if you purchase the property.
Be sure to let the Listing Agent or Seller know that you are working with an agent.
DO NOT SIGN ANYTHING WITH THE LISTING AGENT.
If you sign an agreement or agency relationship disclosure that states the listing agent is representing you, we won’t be able to represent you and give you a rebate.
If you are courteous and respectful of the Listing Agent’s time and give them an incentive to show you the property, most of them will be happy to assist you.
