We rebate buyers 50% of the commission we receive (typically 3% of the purchase price) from the seller at closing. It costs you (the buyer) NOTHING and you get cash back at closing to go towards the purchase price or your closing costs.

Many brokers are now charging buyers a $295 – $995 fee on top of the commission they already receive from the seller.

We represent you the same as a “traditional” buyer’s agent. The only difference is, you get cash back from us and we don’t charge you any fees. In other words, you get paid to have us represent you.

HOW DOES OUR BUYER REBATE WORK?

  • After you sign up, we send you the paperwork to sign electronically.
  • You let us know what property you want to purchase.
  • We go over all the details with you and write up the offer.
  • We negotiate on your behalf to get you the lowest price and best terms possible.
  • Once the offer has been accepted, we guide you through the entire process (inspections, appraisal, financing) all the way to the closing.
  • You receive your rebate at closing.

Yes, Buyer Rebates are legal in the state of Michigan.
We offer a Buyer Rebate for the purchase of residential property anywhere in the state of Michigan.

WE CANNOT REPRESENT BUYERS FOR THE PURCHASE OF MANUFACTURED HOMES IN PARKS/COMMUNITIES OR COMMERCIAL PROPERTIES.

We offer Buyer Rebates for the purchase of residential properties (single family homes, condominiums, manufactured homes on private land, multi family homes with 4 units or less, and vacant land).

WE CANNOT REPRESENT BUYERS FOR THE PURCHASE OF MANUFACTURED HOMES IN PARKS/COMMUNITIES OR COMMERCIAL PROPERTIES.

Yes, as long as the land is zoned residential.
Yes, just let the builder or developer know that you are working with an agent.
No, we do not schedule showings or accompany buyers to showings. We offer our Buyer Rebate to compensate buyers that are willing to do the work of finding a property on their own. Once you find the property you want to purchase, we take over from there and guide you through the rest of the process all the way to the closing.
The easiest way to find properties is through Realtor.com or Zillow. Both of these websites get listings directly from the MLS so you get basically the same information that you would get through a local Realtor.
You can contact the listing agent or the seller if it’s For Sale by Owner and ask to set up a showing to view the property. If you are searching for properties on Realtor.com or Zillow, the contact info for the listing agent or seller is available on the listing.
Most sellers will not consider offers without a pre-approval letter.

We can assist you with a pre-approval by referring you to one of our preferred lenders with competitive rates. In most cases you can be pre-approved within 24 hours.

There is no catch! Your Buyer Rebate is disclosed to all parties involved in the sale (buyers, sellers, agents, and lenders) right from the start. Your Buyer Rebate will appear on the Closing/Settlement Statement that you receive prior to closing on the property. This statement is provided to you by the title or closing company.
You can use your Buyer Rebate to help pay your closing costs or towards the purchase price of the home or property you are purchasing.
