Flat Fee Listing FAQ

Flat Fee Listings generally work the same way a traditional listing does. Real estate agents in Michigan typically charge 6% to list your property, 3% goes to the listing agent and the other 3% goes to the buyer’s agent. If you’re selling a property for $300,000, that’s a whopping $18,000 in commissions.

With our Flat Fee Listings, you pay a flat fee upfront instead of the 3% listing commission. You choose how much commission you want to offer a buyer’s agent (1-3%). You save THOUSANDS and keep more of your hard earned equity.

We actually get this question a lot and the answer is YES! There is NO law or regulation in Michigan that says Realtors must charge a 6% commission or any set amount to list a property. What an agent charges to list a property is completely up to the owner/broker. Flat Fee Listings may be new to some but they have actually been around for over 20 years. With the increasing use of the internet, Flat Fee Listings have become more and more popular over the last few years.

The MLS (Multiple Listing Service) is used by licensed agents and brokers to share their listings with each other. The MLS feeds data directly to hundreds of websites nationally including Realtor.com, Zillow and Trulia as well as local Realtor websites like RE/MAX, Century 21 and Keller Williams. Being listed on the MLS exposes your property to literally thousands of potential buyers everyday.

No other form of marketing or advertising can give a property for sale more exposure than being listed on the MLS.

The MLS feeds data directly to hundreds of websites nationally including Realtor.com, Zillow and Trulia as well as local Realtor websites like RE/MAX, Century 21 and Keller Williams. Being listed on the MLS exposes your property to literally thousands of potential buyers everyday.
We can list your property on the MLS within 24 hours (excluding weekends and holidays) of receiving your signed paperwork and photos. If you are not ready to list that quickly, we wait to list your property until your ready.

We cannot guarantee that a property will sell. There are factors beyond our control that could affect the sale of a property including price, location, condition, photos, current market, and/or buyer’s agent commission. Most of these factors are determined by you (the seller).

No other form of marketing or advertising can give a property for sale more exposure than being listed on the MLS and being exposed to thousands of buyers everyday.

Due to the rules of the MLS, only an agent who is logged into the MLS will be able to view your contact information. A person who views your property listing from any of the third party websites like Realtor.com will see our contact information but we will forward all interested parties directly to you. We will use your contact info whenever possible so that buyers can contact you directly.

Yes, but many of them share data with each other. All listings from each MLS feed data directly to Realtor.com, Zillow and Trulia as well as hundreds of other websites both locally and nationally regardless of which MLS your property is listed on.

BEWARE OF COMPANIES THAT OFFER FLAT FEE LISTINGS IN MICHIGAN BUT ARE LOCATED IN ANOTHER STATE
These companies charge you for the listing but then must refer your listing to an agent that is licensed in Michigan who can list it on the local MLS. You have no idea who your listing will be referred to or what kind of job they will do for you. We are not a referral service. You deal with us directly from listing to closing. We only list properties in the state of Michigan where we are licensed.

Yes, we can list properties from anywhere in the state of Michigan.

All listings from each MLS feed data directly to Realtor.com, Zillow and Trulia as well as hundreds of other websites both locally and nationally regardless of which MLS your property is listed on. We can list properties from anywhere in the state of Michigan even if the property is located outside of our MLS coverage area.

If you sign up for a Full Service Listing, one of our licensed agents will be assigned to work directly with you. You will be given your agent’s contact info so that you can contact your agent directly whenever you have questions or need assistance.
Yes, to be listed on the MLS, you must offer a buyer’s agent commission. You choose how much commission you want to offer a buyer’s agent (1-3%). You save THOUSANDS!
We offer marketing tools that are included with some of our listing options or can be purchased separately. All marketing items are optional.

If you are comfortable selling on your own, we offer a Do-It-Yourself listing option. We list your property on the MLS, then you are responsible for the entire selling process from the showings all the way to the closing.

If you are unsure of the selling process and/or prefer professional assistance, we offer a Full Service Listing option.
We guide you through the entire sale from listing to closing just like a traditional agent would but for a fraction of the cost.

Comparative Market Analysis includes:

  • What properties similar to yours are selling for.
  • Comparisons of your property to recently sold properties for size, age, and features.
  • How long it’s taking for the comparable properties to sell.
  • The sale price of comparative properties in relation to the listing price.

NOT AVAILABLE FOR RENTAL PROPERTIES

No, you only pay a commission if the buyer has an agent AND that sale closes successfully. If the sale falls through, you don’t owe any commission to the buyer’s agent.
No, you are listing your property through our brokerage which means you become our client the same as if you listed your property through a traditional agent.

Yes, you will be required to fill out and sign a Listing Agreement, Agency Relationship Disclosure, MLS Data Sheet, Seller’s Disclosure Statement, and Lead-Based Paint Disclosure.

All of these forms are generated online then emailed to each owner for their electronic signature. All owners must sign the required paperwork before we can list the property on the MLS.

If the buyer has an agent, their agent will show them your property. It will be up to you to give the buyer’s agent access to your property either by meeting them there to let them in or by using a lockbox. You can purchase a lockbox from us for $35 which includes shipping. If the buyer doesn’t have an agent, it will be up to you to show them your property.

Your listing on the MLS does not show how much you paid us to list your property only what you are offering an agent who brings you a buyer. Your listing will look identical to all the other listings on the MLS.

Buyer’s agents don’t get paid until their buyer closes on a property. All buyer’s agents want to find a property for their buyer as quickly as possible so they can earn their commission. If a buyer wants to see your property, their agent will show it to them.

It’s important to have your property available to show as many potential buyers as possible. Having a lockbox makes it easy for buyer’s agents to show your property even when you can’t be there to let them in. You can purchase a lockbox from us for $35 which includes shipping.

Price changes and status changes are included with all listings and can be requested anytime.

Other changes (besides price and status) including changes to your listing or photos once your property has been listed on the MLS (unless we made an error which we will correct immediately) is an additional fee.

Unlike traditional brokers, we do not lock you into a contract that requires you to keep your property on the market for a specific period of time. You can cancel your listing at anytime as long as it’s not under contract. There are no costs or fees to cancel your listing.
